Responsible for developing and executing market strategies, including origination, site selection, acquisition, due diligence, entitlements, zoning, and legal & commercial negotiations (LOI, PSA, Lease).
Originate Land Acquisition Opportunities (working with Econ. Development, Brokers, PE firms, etc.)
Evaluate & qualify land to ensure it meets data center development criteria (size, test fit/form factor, power, water/sewer, environmental, connectivity - diverse fiber path, etc.)
Negotiate LOI, PSA - work with both outside and legal counsel to close on land acquisition.
Ensure zoning, entitlements are secured and appropriate to enable DC development.
Use data and research to evaluate sites against the study specific requirements as indicated by the sponsor.
Make a recommendation on the selection of the sites evaluated based on data, requirements, industry experience, and good judgment.
Collaborate with Global Head of Site Selection as appropriate to keep them updated on progress, key findings, and escalations.
Ensure accurate completion of required documents, tracking tools, and adhere to project timelines.
Mentor and coach fellow team members as appropriate.
Key Skills, Requirements and Competencies:
10+ yrs of experience in a Real Estate Transaction Role.
Experience rezoning and entitling land.
Experience negotiating industrial leases or highly engineered and technical products.
Experience in Data Center Infrastructure is highly desirable.
Excellent communicator & experience working x-functionally.
Technical degree preferred: engineering, legal, or RE or equivalent work experience.
Excellent verbal and written communication skills in order to interface effectively with clients, peers across Iron Mountain and Iron Mountain senior management.
High level of professionalism and confidentiality required.
Ability to manage against tight timelines and competing priorities.
Strong judgment and ability to make evidence based decisions.
Ability to work both independently and within a team environment.
Apply technical knowledge in the development of feasibility analyses for project specifications—ensuring all stakeholder expectations are met.
Take responsibility for alignment and profile, geometrics, drainage, development of plans and construction schedule estimates.
Design and manage both small-scale and large-scale projects with an eye on safety, scheduling, and budget.
Track project progress—compiling technical reporting, specifications, and calculations for internal and external parties.
Develop and maintain current project databases, creating secondary systems when necessary.
Demonstrably strong negotiation skills.
Ability to work productively in an environment requiring multi-tasking and working against deadlines.
Proven success at working in a matrixed management environment.
Willingness to travel approximately 50% of the time.
