Senior Director, Global Operations Construction, Design & Construction (Remote)
The Global Operations Construction Senior Director position is responsible for oversight of all aspects of Iron Mountain’s Global data center Operations Construction portfolio. This includes all major construction projects performed in active data centers throughout the project lifecycle, from preparing site assessments, coordinating with Design, Procurement and Operations teams and project delivery. This position will work closely with members of the IMDC Leadership Team, Finance, Operations, and Design and Construction (D&C) teams.
This position will be responsible for providing strategic leadership to assess, estimate and track project costs, provide assurance against internal project controls, manage contract risks, and to drive best in class construction.
This position provides the following services in support of design, construction and renovation of data centers in all Construction Regions.
Primary Activities of this Position:
In close coordination with Operations and D&C personnel in the North American, EMEA (Europe, Middle East, and Africa), India and APAC Construction Regions:
Oversee the full project lifecycle—from scope of work to final result—of the revitalization of active data center areas.
Develop org chart and responsibilities, staffing plan and HR budgets,
Work with and support design, procurement and operations teams to establish processes,
Develop a standard pricing template and develop/maintain a pricing database for cost estimating of design and construction services, infrastructure and equipment,
Review and assess current sites to determine work needed, logistics and viability of such sites to perform reconditioning work, including cost and timelines,
Establish budget and timelines including procurement sources and supply chains for long-lead equipment, in coordination with the multi-year financial plan,
Establish alignment with regional general managers on setting priorities and where to focus,
Develop standards and procedures to rationalize the position’s area of responsibility.
Incorporate lean construction techniques and process improvements to help drive efficiencies and consistency across the project portfolio.
Detailed Activities of this Position:
Preconstruction and Construction: (a) Support early stages of design, construction and renovation of data centers and related scope, and (b) Ensure that all preliminary planning and preparations are in place, setting the stage for successful projects.
Define project scopes, develop schedules, and create detailed plans to ensure the projects are feasible and well-organized.
By means of (a) IMDC’s cost database, (b) solicitation of input from key IMDC staff and (c) industry sources, prepare accurate cost estimates by analyzing the project's needs, materials, infrastructure, equipment, labor, and other expenses.
Identify potential risks and develop strategies to mitigate them.
Conduct studies to determine the feasibility of projects, considering factors like market requirements, site assessments and conditions, critical timelines, budget constraints and regulatory requirements.
Support presentations to senior management that are necessary to obtain project funding and securing internal approvals to proceed.
Work closely with architects, engineers, contractors, IMDC staff and clients to ensure everyone is aligned and understands their roles and responsibilities.
Oversee, or coordinate with other staff, on “make-ready” site development tasks, such as foundation preparation and utility installations, before construction begins.
Procurement: This position supports IMDC's procurement activities associated with design, construction and renovation of data centers and related support facilities.
This position develops and implements procurement strategies that align with IMDC’s goals, timelines and budgets. This includes defining standards for insourcing and outsourcing of services, and model contracts and purchase orders for a strategic mix of OFCI, CFCI and other procurement tactics that serve IMDC’s overall project pipeline of active projects.
Identify, evaluate, and maintain strategic relationships with manufacturers and suppliers of goods and services, with a focus on reliability, quality, and timeliness for equipment, materials, consulting and other services that are common to the majority of IMDC’s design and construction projects. Maintain relationships with key vendors that IMDC has identified as “preferred” vendors of key elements in IMDC projects that form the mainstay of scope and cost in typical IMDC projects.
Participate in negotiation of contracts, purchase orders and terms with suppliers of goods and services to secure favorable outcomes for IMDC and to ensure compliance with IMDC procurement policies and procedures.
Monitor procurement costs to stay within budget and achieve cost savings. Solicit and maintain a database of pre-agreed pricing for the key strategic elements that are vital to cost management on IMDC’s design and construction projects.
In coordination with this position’s commissioning management responsibilities, establish processes to help ensure that purchased goods and services meet the required quality standards and specifications, including reliability and maintainability
Ensure that all procurement activities comply with relevant laws, regulations, and company policies and procedures.
Analyze procurement data to identify trends, opportunities for improvement, and opportunities for cost reduction.
Commissioning Management: By means of consistent management of commissioning activities, this position helps to ensure that all mechanical, electrical, plumbing, and other critical systems operate reliably at peak efficiency from the moment they are installed.
In coordination with other IMDC personnel and this position’s procurement responsibilities, develop and maintain a list of commissioning agents with the skills, capabilities, capacity and geographical reach to support IMDC’s projects.
This position shall collect and periodically report on commissioning activities across IMDC’s portfolio of projects. Make recommendations for improvements in outcomes.
In coordination with this position’s procurement responsibilities, develop standard scopes of work for commissioning. This shall include:
Conducting comprehensive evaluations with associated record-keeping to ensure all systems meet design specifications and operational requirements.
Creating detailed strategies and plans for the commissioning phase, including timelines and resource availability of the types and quantities that coordinate with the needs of projects.
Working closely with engineers, contractors, system suppliers, manufacturers, and project managers to align on project objectives and requirements.
Troubleshooting and resolving any performance issues that arise during the commissioning processes.
Ensure all systems comply with industry standards and regulations.
Maintaining thorough documentation of all commissioning activities and outcomes for future reference and auditing.
General requirements:
- Regional and international travel; partners with other functional teams to provide necessary support and solutions for all construction projects.
The Ideal Candidate Characteristics & Credentials
A minimum of 15 years’ experience in progressive leadership experience, managing multiple project management teams. Five+ (5+) years’ professional, managerial, and “hands-on” field-level experience.
A Bachelor's degree in Engineering, Project Management, Business Administration, or other related field, or equivalent combination of relevant experience and education; Master’s degree preferred.
A current and comprehensive knowledge of construction practices, contracts, billing, detailing, estimating, running crews, and managing construction projects from start to finish. Direct data center design and construction experience required.
Ability to manage complex design programs and lead cross-organizational teams.
Track record of success in creating, building, and managing relationships with key suppliers, business partners, and internal customers.
A deep understanding of regulatory compliance and safety best practices.
Strong, professional written, presentation, and customer relationship skills.
Ability to learn quickly, establish trust, and communicate effectively.
Strong computer skills, including experience with productivity tools and the ability to transfer software experience between platforms.
Highly organized.
A passionate and charismatic leader with the ability to influence multiple stakeholders, with or without direct authority.
